New Construction
Most builders offer a 1 year warranty on a home. This is the best opportunity to create a punch-list of items to be addressed. Typical items include but not limited to doors and windows to be adjusted, caulking or grout missing, proper function of mechanical components, and most importantly the basic understanding of how to operate and maintain your investment for years to come.
Older Homes
Understanding construction practices and limitations back in the day is key to inspecting old or historic homes. What was instituted then may not be acceptable in modern home construction today but that doesn't mean the property fails or is unsafe. Identifying components and educating you the client on the condition and function as intended will give you peace of mind to owning a classic property.
Condo/Apt.
When buying a condo or apartment, the walls you share with neighbors, your floors, ceilings and internal systems are your responsibility and you must be sure they are in good condition. HOA's are mostly responsible for exterior maintenance, but these areas are just as critical. The inspection will include the exterior, common areas, parking and basement.
Radon Testing
Radon is all around us, but when it is trapped indoors, it becomes a serious health concern. The U.S. Environmental Protection Agency (EPA) estimates 1 in 15 homes have high levels of radon.
If you are buying or selling a home, have it tested for radon.
Preview Report
You will receive a comprehensive written report including photo's of problem areas or items with an explanation of existing conditions and recommendations to corrective and preventative maintenance.
